aplusi asia managed to maximize the leasable area of each floor and create bigger and better views out into the city, taking full advantage of the prime crossroads location.


The Prospex was transformed from a 35-year old dated building into a contemporary commercial building for Arjuno Holdings (a special-purpose company for Pamfleet Asset Management). aplusi asia were commissioned to spearhead its redevelopment. Bright Chambers, as it was formerly known, is located on a prominent corner site in the heart of Bugis, with a gross floor area of a little over 3,880 sq m. Currently reflecting a gross plot ratio of 7.943 on a site that now commands a plot ratio of 4.2, Bright Chambers was to be comprised of retail use on Levels 1 and 2 and office use on Levels 3 to 9 while maintaining its original floor plate.

The biggest challenge the project team faced was making the building compliant to the latest fire codes and other regulations. The original building had no fire lift and smoke stop lobby, and the office floors were only protected by smoke detectors. The building was then fitted with a fully automatic sprinkler system and provided with additional strengthening to the existing structure in order to carry the extra load of the new sprinkler tanks in the roof. The 2 existing lifts were upgraded to accessible fire lifts with good quality finishes, and the core was redesigned to include fire lift lobbies, smoke stop lobbies, executive toilets and accessible toilets. Flood barriers were installed at the main entrances along the covered walkway due to the area being flood-prone.

aplusi asia designed a much-needed facelift for the interior and exterior of the building. In the original construction, the office floor plate extended up to the boundary line, but the windows were set in by as much as 1000mm, rendering the space underneath impractical. aplusi asia lowered the window sill and brought the new window wall system (comprising double glazed low-E glass) up to the boundary line as well. GFA remained the same, but aplusi asia managed to maximize the leasable area of each floor and create bigger and better views out into the city, taking full advantage of the triple road frontage.

After discussions with the URA and LTA, aplusi asia incorporated slopes and ramps to cater for disability requirements. These works made the building truly accessible inside and out. The Prospex has been recognized by Green Mark and has obtained Green Mark Certification.
